What’s Happening in DuPage County Real Estate?
There is a lot of data out there—pricing, days on market, interest rates—but what does it all really mean for consumers?
Attached below you’ll find a free market report for single-family homes across the entire DuPage county. This will give you a great look at the latest market data, insights for all different price points, as well as key statistics that help you and I both better understand what the real estate landscape in this area is looking like.
Here’s a very hard truth… A lot of us in 2025 are finding ourselves in a little bit of a pickle.. am I right?
Many homeowners who bought maybe two, three, five years ago— they’ve now outgrown their homes. It’s small. We’re on top of each other. And you’ve known for awhile that the 1200 sqft place just isn’t cutting it anymore. Maybe you’re one of these people— or maybe you see that being on the horizon for you some time in the next couple of months. Or perhaps you’re just renting right now.
Either way, this is such a tough spot to be in because if you bought your current home while interest rates were a lot lower than they are today, you’re holding on to that 2-3% rate with dear life.
And if you’re renting right now but have considered buying lately, you also don’t like what you’re seeing with today’s rates and overall housing affordability, either. And I don’t blame you! It’s a valid reason to hesitate. Unfortunately for many of us though, the demand for space has become undeniable. Or for my renters, the opportunity to stop paying someone else’s mortgage has been weighing on you.
I’ve been having a lot of conversations over the past two or so months that usually begin with something along the lines of: “We need more room…” “This just isn’t working for us anymore.” “Do we wait it out, or do we make a move?”
And the thing is, waiting doesn’t always help. If you know you need more space or that you want a change now or soonish, the reality is that the Western suburbs and overall DuPage County (and some of Kane & the other counties as well) market is consistently seeing high, high demand from Chicagoland buyers. The schools, the communities, these super cute towns—there’s really no downside to living here.
So what’s tricky today is really the buying-side of things. Especially if your situation involves a balancing act of selling & buying at the same time. Think back to your first business class in HS… supply and demand. You know where I’m going.
Selling? You’re in a Good Spot.
If you’re planning to sell in this area, the good news is that you’ll likely be selling at a price higher than you ever thought you would sell. Homes (priced strategically) are moving very quickly, sometimes before even hitting the public market on the MLS. And depending on where you live or what the price is, the demand from buyers will literally blow your mind! I’m talking 20+ offers within one weekend of being listed. But here’s the caveat no one talks about enough: the real challenge isn’t the selling. It’s the buying. And unless you have other arrangements, most sellers are buyers.
So this where things can get a little crazy. Inventory is brutally tight, buyer competition is fierce, and if you’re upsizing or moving into a popular area, as a buyer you will need to have an extremely-well-though-out game plan established. I promise I don’t say any of this to make you feel discouraged, or to say that it’s impossible to buy right now, but if you’re purchasing a home in most of DuPage right now, it’s just not as simple as your agent submitting a “good” offer for you.
So Here’s My Advice: Start Thinking Forward & Talking Now
Even if you’re not planning to move until later this year or even in 2026, I encourage you to start thinking about these conversations now. The earlier you begin, the more options you’ll have and the better positioned you’ll be when the timing is right. I’ll never push you into something you’re not ready for—that’s just not my style. But I will say this: the sooner you create a strategic, big-picture plan for your next move, the more confident and prepared you’ll feel when it’s time to take that step.
